Revisions to the WA Real Estate Agency Law in 1/1/24 now Sellers can decide if they they want to pay cooperating brokers compensation and if so how much they wish to offer. Sellers decisions may be determined by the buyers they wish to attract as VA buyers are not able to pay a Buyer Broker as a requirement of their VA loan. Many 1st time Buyers are on a very limited budget and may not have additional funds for this. Whatever a Seller decides a Buyer can choose to try to negotiate in their offer the amount of compensation the Seller agrees to pay at closing to the Buyer Broker and walk away if they do not agree to the response just as they do when asking for closing costs etc. It is another negotiable term.
