VA Short Sales Under Fannie Mae & Freddie Mac Short Sale Policy military members who received PCS orders orders are eligible to sell their homes in a short sale even if they are current on their mortgage. Also no deficiency judgement nor any cash contribution nor a promissory note will be required from PCSing service members who purchased before June 30 2012.

Legislators on Capitol Hill introduced legislation on May 7 2013 that would extend foreclosure protections to enlisted persons who bought homes after going on active duty. Dubbed the Military Family Home Protection Act (H.R. 1842), the bill picks up where the Servicemembers Civil Relief Act (SCRA) leaves off. Under existing law, military personnel enjoy foreclosure protections under the Service Members Civil Relief Act (SCRA) if they acquire their homes prior to activation. H.R. 1842 expands those safeguards to all members of the Armed Forces even if they purchased residences after activation. In addition, the legislation stays a foreclosure action whenever a member of the military is receiving hostile fire or imminent danger pay. It also freezes foreclosure actions for as long as one year for service members who are medically discharged or those placed on convalescent status — a provision that also applies to surviving spouses of military personnel who lose their lives in the line of duty.

The Spokane community is very supportive of the military and there are many businesses that offer a military discount so remember to ask. I have used this at the following, Home Depot on N Division, Papa Murphy's on Northwest Blvd, The General Store on Division - you have to ask - DSW shoes also give a 10% discount.

The Patriot Guard Riders (PGR) are also active in this area providing flag lines at military funerals and at welcome home missions. My husband and I are proud to be members of PGR..

Why can't buyers search all the MLS (Mulltiple Listing Service) listings? - not all listing brokers and or sellers give permission for their listings to be dispersed to the public only to all other brokers. If you request email notifications, these come directly off the MLS and this is the only way to know about all the listings with the cooperating brokers of the Spokane Association of REALTORS®. I can set up your own personal acess to the Spokane MLS where you can sort the listings (undecided, favorites, rejected) and track how quickly they sell. You will get updates on status and price change as they happen in real time and I can see your sorting so I get to know what you want more quickly.

If you are considering a VA loan then I can tell you the documents you will need to hand carry with you so that the loan process can be started. In fact it is best to start this process before you leave your previous location. As a pre-approved buyer you will be able to negotiate the very best deal. Selecting a loan officer who is very experienced with VA loans will add to the smoothness of your transaction and help keep your stress levels down! If you are considering a substantial downpayment then you should compare VA to conventional or jumbo loans. When comparing loans, you ned to make sure you are comparing apples to apples. A great interest rate may have additional charges and fees or more conservative nderwriting which does not help buyers in a rising market.

Spokane is school district 81, other school districts that adjoin are (to the north) Mead 354, Nine Mile Falls 325/179, (to the east) West Valley 363, Central Valley 356, East Valley 361, (to the south) Cheney 360 and Freeman 358, and (to the west) Medical Lake 326.

The rental market in Spokane is very tight with a high occupancy rate in the high 90's, this results in few choices and the rental rates are generally higher than a mortgage payment would be on the same property.
